Key terms explained
खसरा (Khasra)
Plot-level record. Shows land area, land type (agricultural/residential), current crop, and land use status for each plot.
खतौनी (Khatauni)
Ownership record. Lists all landowners and cultivators in a village with their land holdings, Khasra numbers, and area owned.
गाटा संख्या (Gata Number)
Unique ID for each land parcel in a village. Same as Khasra number in many areas. Use this to find a specific plot.
नामांतरण (Mutation)
Transfer of ownership recorded in land records after sale, inheritance, or court order. Real-time Khatauni shows latest mutations.
भू-नक्शा (Bhu Naksha)
Map of your land plot showing exact boundaries. Check at upbhunaksha.gov.in separately using your Khasra number.
अभिलेख (RoR)
Record of Rights — the official Khatauni copy. Legally valid for bank loans, court cases, property disputes, and government applications.
Frequently asked questions
Yes. The Record of Rights (RoR) or Khatauni downloaded from upbhulekh.gov.in is legally valid and accepted by banks for home loans and agricultural loans, courts for property disputes, and government departments for scheme applications.
If you recently purchased land or inherited property, the mutation (Namantaran) may not have been updated yet. Visit the Tehsil office to apply for mutation. Bring sale deed / inheritance documents + Aadhaar + previous Khatauni. After mutation is approved, your name will appear on the Bhulekh portal within a few days.
Yes. Banks accept the Real-Time Khatauni from upbhulekh.gov.in for agricultural loans (Kisan Credit Card, crop loans) and home loans. Download the Real-Time Khatauni — not the regular one — as it shows the most current ownership status.
Visit the Lekhpal (village revenue officer) or Tehsil office and apply for correction. Bring your sale deed / inheritance documents / court order showing correct ownership. The Lekhpal submits a correction request which is approved by the Tehsildar. Processing takes 15–30 days.
UP Bhu Naksha (land map) is available at a separate portal: upbhunaksha.gov.in. Select your district, tehsil, and village, then enter your Khasra number to see the plot map with boundaries. This is different from the Bhulekh portal which shows ownership records.
